Clienti is software for organising real estate transactions. It includes AI-assisted extraction of dates and details from contracts and amendments, a workspace for each deal (milestones, deadlines, parties, notes and amendments), reminders and a weekly digest, calendar views and a private calendar subscription link, shared read-only client timelines, client review requests, and social cards made from reviews your clients approve for sharing.

Clienti is offered free of charge during beta, and no payment method is required. The service may contain bugs, change without notice, or be unavailable. We may add, remove, or modify features at any time. There is no service level agreement during beta.

We plan to introduce paid plans. If we do, the applicable pricing, billing interval and plan limits will be shown to you before you are charged, and any paid use will be subject to the commercial terms presented at the time of purchase. You will not be charged for beta access. See the Refund Policy.

Clienti uses AI to extract dates and details from purchase agreements and amendments. AI extraction may contain errors or omissions. You are solely responsible for verifying all extracted information before relying on it for any transaction. Always cross-check dates, parties and terms against the original documents, and review changes before applying them to a deal.

Clienti is a productivity tool — it is not a substitute for a licensed transaction coordinator, attorney, or other professional advisor. Nothing in Clienti is legal, tax, financial, brokerage, conveyancing or other professional advice. You remain responsible for your transaction decisions, deadlines and compliance with the laws, regulations and professional obligations that apply to you.

You're responsible for keeping your account information accurate, maintaining the security of your account credentials, and for all activity under your account. Don't share your login. Notify us if you suspect unauthorized access.

You must be 18 or older and authorized to handle the contracts you upload. Don't upload documents you don't have permission to process.

You own the contracts and data you upload or enter — including amendments, deal details, property information and images, the names and contact details of clients and other parties, and reviews your clients submit. You grant Clienti a limited license to process that content solely to provide the service to you (parsing, displaying, sending reminders and emails you request, generating shareable links and social cards).

You confirm that you have the right and any necessary permission to provide that information to Clienti and to use it in the ways you direct — for example, to email a client or party through Clienti.

Clienti can create a private link that lets your clients and other parties view a read-only timeline of a deal without a Clienti account, and a private link that adds your deadlines to a calendar app. Anyone who has one of these links can view what it shows, so share them only with the people you intend, and decide what information you include in a deal before you share it. A link can be forwarded by the people you send it to.

You can ask clients to review their experience after closing. A client chooses whether their feedback may be shared and how it is attributed; a social card can only be created from feedback the client approved for sharing. You are responsible for how you use and publish reviews and social cards, including complying with any advertising, testimonial and consumer laws that apply to you.

Use Clienti for legitimate real estate transaction coordination. Don't:

• use it to spam, harass, infringe on others' rights, or violate any law;
• upload malware or content you have no right to use;
• access, or attempt to access, accounts or data that aren't yours;
• reverse-engineer, scrape, overload, or attempt to disrupt or compromise the service.

Clienti relies on third-party providers to operate: hosting, database and file storage, authentication (including Google sign-in), AI processing and email delivery. Files and deal data are stored on Supabase. Contracts and amendments you upload are sent to Anthropic for AI extraction. Emails are delivered via Resend. The app is hosted on Vercel. See the Privacy Policy for details. Calendar apps you connect to your subscription link are operated by their own providers under their own terms.

We work to keep Clienti available and reliable, but we don't guarantee that it will be uninterrupted or error-free, especially during beta. We may change, suspend or discontinue features as the product develops.

Clienti is provided “as is” during beta. To the maximum extent permitted by law, we are not liable for any indirect, incidental, or consequential damages, lost profits, missed deadlines, or transaction-related losses arising from your use of the service. Our total liability to you for any claim is capped at the fees you've paid us in the prior 12 months — which during beta is zero.

Nothing in these terms limits liability for fraud, gross negligence, or anything that cannot be limited under applicable law.

You can stop using Clienti at any time, and you can ask us to delete your account by emailing us. We can suspend or terminate your account if you violate these terms, to protect the service or other users, where required by law, or for operational reasons during beta. If we terminate without cause, we'll give you reasonable notice and a way to export your data. When your account ends, your access to Clienti ends.

We may update these terms during beta. Material changes will be announced via email or in-app. Continued use after a change means you accept the new terms.
